Spaulding is the prime location for a college apartment in downtown Oneonta. As a tenant, I've had an excellent experience renting. The landlord and manager are great people, very professional, and care about the building and the tenants. It's rare in Oneonta to find an apartment rental company as laid back as Spaulding, they totally get the college crowd. Respectful, honest, non invasive, 5 stars!

Overall, very positive experience renting at 6 Market Street! My studio's reasonably priced and spacious, with all amenities included; no pest or cleanliness issues, heating system worked wonderfully over the winter, and great water pressure.

For the price I paid, I am very happy with the living conditions provided. You get what you pay for, and you could easily end up paying twice as much for a place just as nice. Everything was cleaned prior to arriving, and as long as I cleaned before moving out (and didn't ruin anything) I received my security deposit back. In fact, I only lost a little of the security deposit because my cat scratched up a runner which they had to replace - very fair

Great landlord. Great people. I'm a tenant of 3 years and they have always responded to requests on the day of or the next day; very few issues over the years that needed handling anyway. Included in rent is most utilities, please reference your lease for a specific breakdown. 
Yes, a lease agreement in writing is necessary prior to move in.
Each tenant has an account on the Buildium website and has access to making payments by using their bank account and routing number.  Tenants may also use venmo, cash app, cash or check.
Yes.  A security deposit is due prior to moving in.  Please check your lease for the amount.
Your deposit will get mailed back to you within 30 days of your lease ending IF you have a clean and undamaged unitl, also your ledger balance must be zero. If cleaning and repairs have to take place we will mail the remainder of your security deposit back when the issues have  been resolved.
Emergency issues can usually be described as running water that you can’t get to stop.  For example water coming from your toilet, sink or shower that won’t shut off. This is an emergency issue, in this case please call 607-222-8932 and leave a detailed message if no one answers.  Call back 5 minutes later and repeat.   Other maintenance issues can be directed to the same phone and will be scheduled for the next working day. Lockouts and lost keys are the same, leave a message and call back 5 minutes later. 
 
 
Landlord must give 24 hours notice prior to showing a unit for the next term.  However, if there is an emergency with your unit or one above you we have the right to enter.  If work can wait we will try and schedule with the tenant.  Only in emergency situations may the landlord enter without proper notice.
